ACRES
The gate closes behind you, the estate is yours.
Mornings go wherever the grounds take them.
Evenings belong to the fire, the table, and the people you care about.

HOT TUB
The private hot tub earns its keep in every season — steam rising into crisp Highland air, a dram within reach, and on clear winter nights, a sky thick with stars and mercifully free of streetlight.

PRIVATE RIVER
The estate's grounds reach beyond the house. Across the road and a short walk down steps, the River Nairn runs through the Doune's own land. Anglers have private salmon fishing to themselves; the brave have wild swimming in clear Highland water. Either way, make the ten-minute walk at first light and the river is yours.
THE REFLECTING POOL
Before the front lawns, the Victorian reflecting pool holds the sky flat and silver on a calm day. Look longer and the stillness gives itself away — giant carp live freely here, old residents of the estate, drifting up through the dark water to meet you.
THE GROUNDS
Forestry, meadow and lawn unfold in every direction — thirty-six acres held by one house since 1856. There is space here for children to disappear into an afternoon, for long walks that never leave the property, and for the particular quiet that only comes with owning the horizon for a while.
