NO GHILLIE
Across the road and down through the trees, the river runs quiet through ground that belongs to the house alone.
No other anglers, no waiting for a pool to clear.

THE BEAT
The estate holds a long, private stretch of the River Nairn — reached by a short walk from the house, down a flight of steps to the water. The whole beat is yours for the day. No other rods, no shared pools.

SPECIES & SEASON
Salmon, grilse and sea trout run this stretch of the Nairn, with the season opening on 11 February and running through the autumn. Conservation rules are strict here — much of the season is catch-and-release only, so come for the river and the sport rather than a fish supper. Current rules are set by the Nairn District Salmon Fishery Board and worth checking before you travel, as they can change year to year.

HOW IT WORKS
Fishing is free for anyone staying at the house during their visit. For everyone else, day passes are available by arrangement — it's a DIY beat, no ghillie included, so bring your own tackle and know-how. Get in touch by phone or email to check availability and price; we don't yet take fishing bookings online.

BOTH BANKS
A footbridge crosses to the far side, so you're never stuck fishing just one bank. Move between the two as the light and the water change through the day — the whole width of the beat is open to you.
