House Rules

A few things to know before and during your stay.

GENERAL

  • Please treat the house and its contents with care — report any damage or breakages as soon as they happen
  • No candles or naked flames anywhere in the house
  • No parties, events, or additional guests beyond the booking without prior agreement
  • No climbing on walls, roofs, or garden structures
  • Do not deface, mark, or vandalise any part of the property
  • No ball games indoors
  • Please don't stand on toilets, furniture, or worktops

NOISE & QUIET HOURS

  • Please keep noise to a minimum after 10pm, out of respect for neighbours and estate staff
  • No amplified music outdoors after dark

SMOKING & PETS

  • No smoking indoors
  • Pet-free estate — assistance dogs welcome

BATHROOMS & SEPTIC SYSTEM

  • Please only flush toilet paper
  • No wet wipes, baby wipes, sanitary products, or nappies — even those labelled "flushable" do not break down and will block the septic system
  • Sanitary bins are provided in every bathroom for these items — please use them

FIRES & FIREPLACES

  • Fires may only be lit in designated fireplaces or fire pits — never elsewhere in the house or grounds
  • Never leave a lit fire unattended, and ensure it is fully out before bed or before leaving the house
  • Please close the flue/damper once the fire is out, and dispose of cold ash only in the designated ash bin
  • Do not burn anything other than the provided or approved firewood

HOT TUB

  • Children must be supervised by an adult at all times when using the hot tub
  • No glass or breakable items in or around the hot tub area
  • Please shower before use and ensure the cover is securely replaced after each use

WATER & GROUNDS SAFETY

  • Children must be supervised at all times near ponds, lakes, streams, or other water features on the estate
  • No swimming in ponds or lakes unless an area has been specifically designated for this
  • Please keep all gates to fields or livestock areas closed at all times
  • No open fires, BBQs, or drones anywhere on the grounds unless in a designated area

PARKING & ARRIVALS

  • Please close and secure the driveway gate upon arrival and departure
  • Park only in designated parking areas
  • Please drive slowly and carefully on the driveway and grounds

CHECKOUT

  • Please wash up and put away all dishes before checkout — do not overload the dishwasher, plan ahead so it has time to run
  • Please take rubbish and recycling to the designated bins
  • Turn off all lights, heating, and appliances before you leave
  • Return keys as instructed by estate management

GUESTS & VISITORS

  • Additional day visitors must be agreed in advance with estate management

SECURITY & DAMAGES

  • Please do not share door codes or keys with anyone outside your booked group
  • A damage deposit applies to all bookings and covers loss, breakage, or excessive mess beyond normal wear and tear
