Security deposit

Flat amount, 250 GBP Collection Date: Upon reservation. Release date: 2 days after check-out.

Cancellation policy

  • Grace period: guests should cancel within 48 hours after the reservation was made and at least 14 days before check-in to get a full refund
  • Guests should cancel at least 30 days before check-in to get a full refund
  • If cancelled between 7 and 30 days before check-in, the guest pays 50% of the booking cost
  • If cancelled less than 7 days before check-in, there’s no refund

 

Reservations require a valid Credit / Debit card to complete the booking.  A booking confirmation is automatically emailed on completion and Invoice receipt emailed on payment.

 

 Check In Time :  From 16:00 onwards       

 Check Out Time: 10:00 am  

Parking: Free private off street parking at the property is available.

 

Prior to Check Out:

Please leave the property in a clean and tidy state, with rubbish and recycling emptied to the external bins / containers.

Any furniture & equipment moved during your stay should be returned to their original place.

 Fridges/Freezers and Kitchen cupboards should be emptied of all food & drinks.

(Any suitable UN-OPENED food & drinks may be left in the kitchen and we will endeavour to deliver these to a local food bank in Inverness).

 Kitchen equipment, crockery, cutlery, glassware, etc should be cleaned & dried and returned to cupboards.

 Dishwasher, sink, draining board should be emptied and cleaned & dried items returned to cupboards (recommend filling dishwasher night before to minimise cleaning morning of departure).

 BBQ if used should be cleaned.

 Used towels placed into large baskets in laundry room.

 Used Bed linen stripped and left in room (not the mattress or pillow protectors please).

 Hot tub should be left switched on (filter on + heater on).

 Check internal room lights are switched off and all windows are closed. Front door, back porch door, & kitchen door are locked prior to departure.

 

General:

Smoking or Vaping is NOT permitted in any part of the building, any public rooms, bedrooms, toilets etc. Smoking outside only and away from open doors / windows. Non-compliance of this law will result in the loss of part or all of your deposit (subject to management discretion) to allow for deep cleaning of the room and the resulting delay of re-letting the property.

No Pets are allowed.

No Extra guests are allowed (Sleeping Max.12 in beds provided + Cots).

Private Events & Additional services – Available only by prior arrangement and for direct bookings. No Hen & Stag parties allowed. Please contact us directly to arrange an event or additional services. (Events are NOT available to guests booked via 3rd party booking sites).

Guests undertake to behave in a proper, appropriate and legal manor at all times with due respect to the property equipment, furnishings and house rules / signs. As well as to fellow guests, neighbours, the owners, staff or any contractors / service personnel whilst on / attending the property.

Excessive noise outdoors is not permitted, especially during the night 10:30pm-7:30am.

Please do NOT use the Hot tub after 10:30pm due to high noise levels.

Failure to comply with noise levels resulting in neighbours complaining / owner special contact / owner or staff visit / police contact or visit will result in the loss of your damage deposit.

Hot Tub rules / signs must be adhered to with special care and supervision of children (no children under 5 are allowed) at all times around the Hot Tub.

Young children must be kept away from OR supervised at all times around any high heat sources & cooking equipment when in use, such as Log Burner, BBQ, Fire Pit, Aga Kitchen Cooker or any other high heat source on the property. (Child fire guards are NOT fitted).

Any damage or breakages should be reported to the owner prior to departure or immediately should it pose a safety risk. Damage, breakages &/or any specialist repair or additional cleaning costs incurred, will be deducted from your deposit or charged in addition should the cost be greater. This includes costs where any damage / repairs may delay the entry or reduce the facilities to the next guests.
