Reservations require a valid Credit / Debit card to complete the booking.  A booking confirmation is automatically emailed on completion and Invoice receipt emailed on payment.

🚭 Smoking & Vaping

Smoking or vaping is strictly prohibited indoors under Scottish smoke‑free legislation. Anyone who wishes to smoke must do so outside and well away from open doors or windows. If smoking takes place inside, the cost of deep cleaning and any associated delays may be deducted from the damage deposit at our reasonable discretion.

🐾 Pets

No pets are allowed on the property.

👥 Guest Numbers

The house sleeps a maximum of 12 guests in the beds provided (plus cots). Additional overnight guests are not permitted.

🎉 Private Events & Additional Services

Private events and additional services are available only by prior arrangement and for direct bookings. We do not host hen or stag parties. Events are not available to guests booking through third‑party sites. Please contact us directly if you wish to arrange an event or add services.

🤝 Respect for the Property & Others

Guests are expected to behave in a proper, respectful, and legal manner at all times. This includes care for the property, furnishings, equipment, and adherence to house rules and signage. Respect for neighbours, fellow guests, owners, staff, and contractors is required at all times.

🔇 Noise

We like to keep things peaceful outdoors between 10:30pm and 6:00am to respect the local wildlife and the natural quiet of the area. For the same reason, the hot tub must not be used after 10:30pm. If noise leads to neighbour complaints, owner intervention, or police involvement, the damage deposit may be withheld at our reasonable discretion.

🛁 Hot Tub Safety

All hot tub rules and signage must be followed. Children must be supervised at all times. Children under 5 years old are not permitted in the hot tub.

🔥 Heat Sources

Young children must be kept away from — or closely supervised around — all high‑heat equipment, including the log burner, BBQ, fire pit, Aga, and any other heat source. Child fire guards are not fitted.

🛠 Damage & Breakages

Any damage or breakages should be reported as soon as possible, or before departure. Costs for repairs, replacements, or additional cleaning may be deducted from the deposit, including where damage affects the next guests’ stay
